Tear-off, not layover

Roofing over an existing layer is faster and cheaper and we don't recommend it. You can't see the decking underneath, so you can't find the soft spots, and the second layer traps heat that shortens the life of both. We tear off to the deck, walk every square foot of it, and cut out and replace anything soft before a single shingle goes down. That decking line is on your quote as its own item with a unit price, so if we find more than expected you know exactly what it costs before we proceed.

What goes on the roof, in order

Synthetic underlayment across the full deck rather than felt — it doesn't tear in wind and it doesn't wrinkle when it gets wet during the job. Ice-and-water membrane in the valleys and around every penetration. New pipe boots and step flashing, because reusing old flashing is where a surprising number of leaks start. Architectural shingles, hand-nailed or gun-set to the manufacturer's pattern so the wind warranty actually holds. Then ridge cap over continuous ventilation.

Ventilation is half the job

A roof that can't breathe cooks itself from underneath, and in Gulf Coast heat that can take years off a shingle's life. We check that intake at the soffits actually matches exhaust at the ridge — a huge number of Houston-area homes have ridge vents fitted with the soffits painted shut or blocked with insulation, which does nothing. If yours is out of balance we'll tell you and price the fix.

Impact-rated (Class 4) shingles cost more up front and many Texas insurers discount your premium for them, which often pays the difference back over the life of the roof.
