Finding the actual leak
Water travels. The stain on your ceiling is often several feet from where the water is getting in, which is why so many roof repairs don't hold — someone patched the wet spot instead of the entry point. We go up top and into the attic, trace it back along the decking and rafters to the real source, and show you photos of what we found before quoting anything.
The usual culprits
In this area it is almost always one of five things: cracked or lifted pipe boots, failed step flashing where the roof meets a wall or chimney, nail pops backing out and holding water, valleys that were never properly detailed, or wind-lifted shingles with broken seal strips. None of these need a full roof. All of them will take out your ceiling if they're left.
Storm and hail damage
After a hail or wind event we do a free inspection and give you an honest answer, including the answer nobody else seems willing to give: sometimes there isn't enough damage to be worth a claim, and filing anyway costs you more than it returns. If there is real damage, we document it — hail strike counts, mat bruising, granule loss, lifted tabs, soft metals — with dated photos and an itemized scope in the format adjusters expect.
Repair or replace
We'll tell you which one you actually need. A sound roof with five years left and one bad valley is a repair. A roof with widespread granule loss, brittle shingles and multiple failure points is money thrown away on repairs. You'll get the reasoning and the photos, not just a number.
