What we actually do before the first coat
Most of the price difference between painters is prep, and prep is the part you can't see once it's done. On our jobs that means scraping and sanding failed areas, filling nail pops and settlement cracks, re-caulking trim gaps and window seals, spot-priming every bare patch and every stain that would bleed through, and masking floors and fixtures properly. Skipping any of it is how a job looks fine for a season and then telegraphs every flaw by the next one.
Interior work
Walls, ceilings, trim, doors, cabinets and closets. We cut in by hand rather than relying on tape alone, because tape lines on textured Texas drywall bleed. Two coats is standard; deep color changes and heavy stain-blocking take three, and we'll tell you which one you need at the estimate rather than discovering it halfway through.
Exterior work
Hardie and fiber cement, wood siding, brick, stucco, soffit, fascia and trim. Gulf Coast humidity and UV are hard on exteriors, so we check for rot at the bottom of the trim and behind gutters before quoting — replacing two feet of rotten fascia during the job costs a fraction of repainting over it and coming back next year.
What changes your price
Square footage is only the starting point. Ceiling height, how many colors, the condition of what's already there, whether trim and ceilings are included, and whether the home was built before 1978 (which triggers EPA lead-safe containment requirements) all move the number. That's why the written quote comes after the visit and is itemized line by line.
